Plumbing Remedial Work

We carry out remedial plumbing works and can resolve any problems that have been identified  in your legionella risk assessment. We’ll use your legionella risk assessment to understand your needs, and we’ll carry out the work accordingly. TMV Issues

Problems are often recorded on legionella risk assessments in relation to TMVs.  For example, it’s common for one valve to feed multiple sinks. HSE regulations state that if one TMV feeds multiple outlets, the risk of legionella increases. If this is the case, we’ll repipe your building to ensure each sink has its own TMV.

 

As well as TMV installation, we can also provide ongoing TMV maintenance.

 

 

Dead Leg Removal

 

Another common issue recorded on legionella risk assessments, are the problems that arise from dead legs or dead ends within a system. A dead leg or dead end, is an area within your pipework where there is no flow of water. For example, showers are often removed from toilet blocks, but the pipework will be left in situ. When this happens, unless the pipework is changed, the pipes that previously linked to the shower have become dead legs.

 

With no flow of water, the water can’t go anywhere. Instead, the water will become stagnant, bacteria will build up, and the pipes become a legionella risk. Every time water flows over the pipe where the dead leg exists, a vortex is created that will then infect the rest of the water system. It is essential that dead legs are removed from all systems.

 

We can remove any dead legs from your system, and ensure you become compliant with HSE guidelines and regulations. Once the dead legs have been removed from your system, the issue will be resolved unless further changes are made to pipework (such as moving the location of the toilets).

Water Tank Problems

 

When older buildings were first built, water tanks were often installed. A lot of these water tanks are now oversized, and risk assessments will identify the need to take the tank out of use, and replace it with a mains system.

 

HSE guidance states that the volume of cold water in a storage tank should be turned over (used) every 24 hours. In some older and larger tanks, the water isn’t replenished for 2 or 3 days, resulting in stagnant water and an increased legionella risk.

 

Ideally, if a water tank has been identified as a legionella risk, the tank will be taken out of service. The outlet and inlet will be connected, and the system will become a mains system rather than a tank system. Changing over to a mains system will mean you are no longer storing water on-site, and so the legionella risk is reduced.

 

In some cases, it isn’t possible to replace a water tank with a mains system, because the hot water cylinder can only be fed by a water tank for pressure reasons. If this is the case, you need to reduce the amount of water stored in the water tank. This can be done by lowering the inlet valve to reduce the amount of stored water.
